PROPERTY DETAILS

Home Farm is a very comfortable and imposing property which was originally constructed as a Model Farm in 1877. It is surrounded by its own gardens and grounds and looks out over beautiful rolling countryside beyond. The house has 4/5 bedrooms, 4 bathrooms, a splendid drawing room, large farmhouse kitchen, dining room and study.

The gardens are exquisite, with colourful flowerbeds, sweeping lawns and a fabulous gravelled courtyard with an attractive stone fountain in the centre. There is also a very productive vegetable growing area and the property has a large field adjacent to the garden.

Outbuildings include a magnificent hay barn, stable block, loose box, a big wooden barn with further conversion potential and a wood shed.  In total Home Farm has about 10 acres of land including the garden.  This house, which has been extensively modernised, is, therefore, ideally suited for those seeking equestrian facilities and for people who enjoy living and entertaining in style.

Entrance Hall
The front door opens into a beamed and carpeted hall with plenty of room for a sofa. Doors lead to a downstairs toilet/shower room and the drawing room.
Drawing Room

25’ x 18’9” (narrowing to 17’ 4” x 12’ in part)
This grand room is entered by double oak doors with glass panels. The room itself has double aspect windows and French doors which give fabulous views across the gardens and to undulating countryside looking south.  This drawing room has four plastered stone pillars which are molded into the walls giving it elegance, stature and definition. The room also has a brand new wool carpet, spotlighting, two radiators and an oak door which leads through to the kitchen.

Farmhouse Kitchen

22’2” x 18’ 9” (narrowing to 13’ 3” in part)
This capacious kitchen has been totally revamped and has all the latest kitchen necessities without losing any of its original farmhouse charm. The room has double aspect windows, a half-glazed back door, spot lighting, and lovely warm colours. So this is a really friendly family room that has space for a large farmhouse kitchen table and a sofa, in addition to all the fitted cupboards and oak work surfaces. There is also a new 800 series oil powered Rayburn cooker which provides the hot water and central heating for the house.  An integral dishwasher lies close to the white ceramic sink with drainer and mixer tap, and there’s plenty of space for a large American style fridge.

Utility
Stainless steel sink and drainer, window and backdoor (with glazed panel), spot lighting, radiator, work surfaces, cupboards, airer, plumbing for washing machine and space for large freezer.
Dining Room

18’ 11” x 11’ 7”
This is an elegant room with an open balcony up to the first floor. There’s a pretty wood burner with brick surround, hearth and oak floored section. A French door and separate window both look out from the front of the house. There’s a new carpet and an attractive oak door to the stairs leading up to the first door and a door to the downstairs corridor.

Study/Bedroom 5

13’ 6” x 11’ 7”
This is a good-sized room with a great aspect looking out from the front of the house. It is currently used as a study, but would make another great downstairs bedroom if necessary. It has two windows, central cluster spotlighting. TV and telephone points

Family Bathroom

13’2” x 8’8”
This is a lovely big room with a bath, large separate shower, pedestal wash hand basin, back lighted mirror, ceramic tiled floor and walls. There’s an attractive stained glass window, radiator and spotlighting.

Bedroom 3

12’8” x 12’2”
With two windows looking south, a high ceiling and spotlighting, this is a bright room. It also has an oak door, two build-in wardrobes, attractive beam and a radiator.

Bedroom 4

12’ x 10’9”
Window to front aspect, spot lighting, TV point, radiator and high ceiling. Light oak door

Unconverted Barn Room

19’ x 18’5”
At the end of the house is an unconverted barn room which used to be part of the stable block. This is a fabulous room which could be converted into another kitchen, giving potential for a separate granny flat, or a games room or another sitting-room. It has double aspect windows and a high ceiling so would be ideal for a library or a small gallery.

FIRST FLOOR

Stairs from the dining-room lead up to the first floor, to the open galleried landing area, which has doors to Bedrooms 1 and 2 and to the airing cupboard.

Bedroom 1

13’11” x 12’ 2” (restricted head height)
An interesting triangular window looks over the front aspect of the property. The room has nice wooden beams, spotlights and a radiator. Behind fitted mirror doors is an en suite bathroom. This has a wash hand basin with a neat cupboard beneath it and a light over it. There’s a toilet, a large shower and a ladder  radiator, with both electrical and water heating facilities. The floor and walls are tiled and there’s a skylight.

Bedroom 2

13’8” x 12’10”  (restricted head height)
This room has a window with a westerly aspect, spotlighting, fitted mirrors, wooden beams and a radiator. It also benefits from its own en suite bathroom which comprises a large shower, low level toilet, wash hand basin (with cupboard beneath), tiled floor and walls, radiator and a skylight.

OUTSIDE

The house is approached down a small lane and this leads into Home Farm’s own gravel drive which runs round to the front of the house.  The gardens are a delight with carefully thought out flowerbeds interspersed with sweeping lawns. There’s also a very productive vegetable area  which has raised beds and its own fencing.  There is also a great gravel courtyard at the front of the house with a sandstone fountain in the centre. This is an excellent turning place for cars and a great place to sit out on sunny days.

There is a large Haybarn (48’ x 20’) with a concrete floor and inspection pit, so it has a number of potential uses. There is a Stable Block ( 48’ x 19’) which comprises 3 individual stables. Both of these buildings have power and water. Close by there is also a Loosebox and a separate Woodshed.

At the opposite end of the grounds, well away from the house, there is a big fabulous woodshed/workshop which is 60’ x 20’ and has a separate entrance off the lane and its own grounds. Clearly, this has huge conversion potential subject to the necessary planning permissions.

The property has a large paddock of approximately 8 acres which lies just beyond the garden. There is direct and fenced access to this field from the stable block, so making movement of horses easy.

In total, the land, grounds and garden, come to approximately 10 acres.
